Charges include electricity, heating, linen and towels.
Arrival time 4pm – 10pm
Departure time must be before 12 noon
It may be occasionally possible to adjust these times for an additional charge. This is strictly only by prior agreement.
In high season it is preferable that the cottages are booked for full weeks but bookings of 3+ days are accepted.

Terms & Conditions
Each booking is a legal contract between the guests and owners of Happy Vale. The person making the booking will be responsible for the booking deposit and must specify the names of all guests in the group/family. The person making the booking must at least 21 years old and will be in residence during the rental period. Any changes in the group members must be agreed with the owners prior to the rental period.

Full payment should be made at least 4 weeks before the start of your holiday.
Happy Vale is a very peaceful location and guests must not cause a nuisance to neighbours or other guests.
Guests in Bearnagh and Meelbeg share the drying room store situated in the Meelmore cottage. Boots, bikes and outdoor clothing may be stored and dried here. Guests should not bring any wet or dirty sports equipment into the residential cottages.
Pets are not permitted. Smoking is not permitted inside any cottage building.
Ball games are not permitted close to the cottages but may be played in the field above the cottage subject to grass conditions.
Guests are responsible for their own actions and their consequences.
Guests are responsible for any breakages or damage caused during their stay.
Visitors are welcome during daytime hours only, with a maximum of one visitor for each two guests in residence. Guests are responsible for their visitors and the actions of their visitors.
Parties are not permitted.
Personal property: The owners do not accept any liability for the loss or damage that occurs to guest or visitor personal property on site.
Cancellations: All cancellations by the guests will result in part of the deposit being forfeit. If the cancellation is within 4 weeks of the visit and alternative guests don’t take the accommodation the full fee may be forfeit.
Cancellation due to a failure of facilities eg Mains Electricity not being available. Full refund will be made to the guests but no additional compensation will be available other than preferential treatment for a replacement date.
The owners and their agents reserve the right to evict guests who break their rental agreement.
The cottages should be left in a clean and tidy state with all dishes washed and stored away. We will remove all bedding for washing and prepare the cottage for the next guests.
